SW Quadrant General Implementation Plan

Altoona, Wisconsin.  At the April 11, 2013 meeting, the Altoona City Council members unanimously approved the General Implementation Plan (GIP) as submitted by Access Commercial Real Estate regarding the proposed development on the southwest quadrant of River Prairie.

Altoona approves sale of River Prairie Property to Kwik Trip

Altoona, Wisconsin.   At tonight’s meeting, Altoona City Council members unanimously approved the sale of 2.58 acres of property in the Northwest Quadrant of Altoona’s River Prairie to Kwik Trip, Inc. for a convenience store site. The project represents the first development in River Prairie west of Highway 53.  Click here to read the complete story.

Commercial Construction Begins in River Prairie’s NE Quadrant

Last week construction began on the first commercial building in the northeast quadrant of Altoona’s River Prairie. The 15,000 square foot “Prairie” style office building will be home to a company that was founded in the Chippewa Valley over twenty years ago.  Their significant growth and over twenty five employees have necessitated a larger building. The building’s high quality design and construction will complement River Prairie’s first commercial building project—Chippewa Valley Orthopedics/Northwoods Therapy (CVO/NWT). CVO/NWT will be located to the south of the building, across River Prairie Drive, in River Prairie’s southeast quadrant. The City also expects construction to begin on OakLeaf Surgical Hospital in the near future just to the south of CVO/NWT.

According to Peter Hoeft, owner of Hoeft Builders, general contractor for the building, the project is expected to be completed by August of 2013.

Site Work Begins on Altoona Medical Center Site

As many of you may have noticed, work has finally begun on the site that will become home to OakLeaf Surgical Hospital, Chippewa Valley Orthopedics and Northwoods Therapy. The 18-acre site is located across from the Estates at River Prairie in the southeast quadrant of River Prairie, between 10th Street West and the northbound exit from Highway 53.

The 18-acre site is divided into three parcels, a 3-acre parcel on the south end, a 10-acre parcel in the middle and a 5-acre parcel on the north end. The 5-acre south parcel will be home to Chippewa Valley Orthopedics and Northwoods Therapy, housed in one building of approximately 35,000 square feet. The middle, 10-acre parcel, will be the site of OakLeaf Surgical Hospital; the final size of the hospital has yet to be determined, but will be a minimum of 65,000 square feet. The City has retained ownership of the north 3-acres, and will market it and sell it to a suitable business.

The emphasis of the current work is site grading and utility installation. This work will last a total of approximately 90 days. Construction of Chippewa Valley Orthopedics/Northwoods Therapy (CVO/NWT) is expected to begin in September or October, with OakLeaf construction starting shortly thereafter. However, this schedule is not firm and the construction may be delayed depending on a number of factors. CVO/NWT is expected to open for business in 2013 while OakLeaf is expected to open in 2014.

The City is currently working with the project engineer on determining the best way to address anticipated changes to traffic patterns in the area. The site will have two accesses, one across from Lake Road and the other across from Sandalwood, leading into the Estates at River Prairie. The City is aware of the congestion at the intersection of 10th and Lake during peak traffic periods. Therefore, it is likely that either a traffic signal or round-a-bout will be installed at the intersection to mitigate further traffic impacts.

There has been some concern with the amount of dust created from the construction work and the contractor is required to manage the dust to the maximum extent practicable. If you have any concerns regarding the dust or any aspect of the project, please contact the City at the number below
